An outdoor lover's paradise - with approximately 3.5 acres of land and just over 600ft of owned frontage on Unity Pond aka Lake Winnecook; the property is frequently visited by deer & other wildlife, and truly a birdwatchers dream. From Birch Lane, you will enjoy easy access to walking trails & the ITS 85 snowmobile trail system. Just through the woods, you will find the Field of Dreams (once a former hayfield, the land was gifted to Unity College in the 90's, and currently offers residents use of the tennis courts, ballfields, a playground, picnic tables, and a small access area to Unity Pond). Included with the sale are not one but two main structures filled with character. Both were built in 2013, and share a well and septic. The grey cottage has seen many updates in the past few years - and offers year round living, affordable heating, custom wood countertops, a newer heat pump hot water heater, deep soaking tub/shower combo, attic for storage, and a truly comfortable open concept living space. The tan bunkhouse is currently not intended for year round living, but offers a lovely spot for guests or a creative workshop space. There's a full kitchen, custom poured concrete countertops, and a wood stove to keep you nice and toasty during the chilly months. Currently, there is no running water to the bunkhouse, other than to the toilet. Plumbing is there, should you wish to connect the upstairs shower and kitchen sink in the future. The black shed will remain and provides a place for all your lawn equipment. Birch Lane may be rural, but you won't miss out on amenities: the local grocery store, hardware store, Dunkin' Donuts, and House of Pizza are only about a mile away. Unity is known as the home of the Maine Organic Farmers & Gardeners Association, and the Common Ground Country Fair. Central in location - less than an hour from Bangor, only about a half hour from Waterville, and a half an hour to Belfast and the beautiful Maine coast.
